Mall WTC Batanghari terletak di Kelurahan Pasar tepatnya di daerah Bantaran Sungai Batanghari dan merupakan pusat perdagangan terbesar di Kota Jambi. Mall yang didirikan pada tahun 2004 ini diperkirakan menimbulkan beberapa perubahan terhadap kehidupan sosial dan ekonomi masyarakat di Kota Jambi, khususnya kelurahan yang berbatasan langsung dengan lokasi mall, yaitu Kelurahan Pasar, Kelurahan Orang Kayo Hitam, Kelurahan Legok, Kelurahan Arab Melayu, Kelurahan Mudung Laut dan Kelurahan Kasang. Adapun tujuan dalam penelitian ini adalah untuk menganalisis pengaruh keberadaan Mall WTC Batanghari terhadap pendapatan masyarakat, nilai lahan dan perkembangan perumahan baru masyarakat di Kota Jambi. Metode penelitian yang digunakan adalah metode Survey dengan alat pengumpul data pedoman wawancara dan analisis korelasi untuk mengetahui hubungan antarvariabel. Berdasarkan hasil penelitian dan pembahasan, keberadaan mall ini mempengaruhi pendapatan pedagang Tradisional Angso Duo yakni menurun sekitar hampir setengahnya (37,20%), hal ini diperkirakan disebabkan oleh para pembeli yang lebih tertarik untuk membeli keperluan sehari-harinya di mall. Pendapatan pedagang Kaki Lima (PKL) di Tanggo Rajo/Ancol naik sekitar hampir setengahnya (32%) serta pendapatan penyedia jasa penyeberangan naik sekitar sebagian kecil (18,18%) yang diperkirakan oleh semakin ramainya masyarakat yang mengunjungi mall. Keberadaan mall ini juga menimbulkan perubahan terhadap nilai lahan di Kelurahan yang berbatasan langsung sebagian kecil (21%) terutama di Kelurahan Pasar sebagai lokasi pendirian mall meningkat secara drastis sebanyak hampir setengahnya (25%) dari sebelum berdiri mall dibandingkan sebelum didirikan mall dengan nilai korelasi antara jarak ke mall dengan nilai sesudah berdiri mall cukup berarti atau sedang (-0,41). Perubahan nilai ini juga memicu terjadinya perkembangan perumahan warga di sekitar mall sebagian kecil (14,08%) dengan nilai korelasi jarak ke mall jumlah perumahan baru sekitar tinggi atau kuat (0,80).Sementara hubungan antara nilai lahan dan perkembangan perumahan baru memiliki nilai korelasi lemah tapi pasti (0,32). Berbagai pengaruh yang ditimbulkan oleh keberadaan mall yang mampu meningkatkan kesejahteraan kehidupan masyarakat sekitar hendaknya terus dipertahankan. Selain itu, pihak pengelola mall melakukan kerjasama untuk membatasi barang yang dijual di mall dan pemerintah perlu membenahi kondisi Pasar Tradisional Angso Duo agar kerugian yang ditimbulkan oleh keberadaan mall dapat dikurangi seefisien mungkin. WTC Mall is located in the Pasar Village precisely in Batanghari River riparian area and it is the largest commercial center in the Jambi city. Mall which was established in 2004 raises some changes to the social and economic life in the Jambi city, especially villages immediately adjacent to the location of the mall, the Pasar Village, Orang Kayo Hitam Village, Legok Village, Arab Melayu Village, Mudung Laut Village and Kasang Village. The purpose of this research is to investigate and analyze the effect of the presence of WTC Batanghari Mall against income, the value of land and the development of new residential communities in the Jambi city. The research method used was survey method to determine the conditions on the ground in concrete with persetase analysis and correlation to know relationship between the variables. Based on the results of research and discussion, the existence of this mall merchants Angso Duo affects income which decreased by approximately almost a half (37.20%), this is thought to be caused by the buyers are more interested in buying grocery day at the mall. While income trader Street Markets in Tanggo Rajo / Ancol up about almost a half (32%) as well as the service provider revenue increased by about a little bit (18.18%) crossings predicted by the height of the public who visit the mall. The existence of this mall also cause changes in the value of land directly adjacent to the Village by 21% primarily Pasar Village as a location of the mall establishments increased so dramatically by almost a half (25%) from the prior standing before established mall mall compared with the value of the correlation between the distance to the mall with a value after standing mall of significant or moderate (-0.41). Changing this value also triggered the residential development around the mall at 14.08% with a correlation value distance to the mall the number of new housing around high or strong (0.80). While the relationship between the value of land and the development of new settlements has correlation value weak but definite (0.32). Various effects caused by the presence of the mall that can improve the welfare of people's lives around should be maintained and to minimize the harm caused by the presence of the mall. Moreover, should the government and the mall management cooperation between the parties, in terms of improving infrastructure trade center, both in quantity and quality for the convenience shoppers and merchants while in the trade center.
