Seiring dengan bertambahnya jumlah penduduk di wilayah perkotaan maka kebutuhan penduduk pun juga akan semakin meningkat. Salah satunya adalah kebutuhan akan tempat tinggal, tempat kerja dan tempat perbelanjaan. Keanekaragaman kebutuhan tersebut berpengaruh pada kebutuhan ruang untuk beraktivitas. Lalu lalang penduduk di dalam kota dan dari pusat kota ke daerah-daerah pendukung mengakibatkan kepadatan yang tinggi pada waktu tertentu di daerah pendukung. Kondisi ini mengakibatkan pemborosan energi, menurunkan kualitas kesehatan jiwa dan raga manusia serta kualitas udara. Sehingga Pemikiran keberlanjutan kota Bandung tidak lagi hanya pada pusat kota, tetapi juga pada kota-kota pendukungnya. Sehingga untuk mengatasi permasalahan tersebut penggabungan fungsi bangunan ato bisa disebut mixed use building merupakan salah satu solusi untuk mengatasi permasalahan tersebut dengan menggabungkan fungsi perkantoran, perbelanjaan dan hunian untuk mengurangi pergerakan manusia dari tempat tinggal menuju tempat bekerja atau berbelanja. Perancangan Mixed -use building menggunakan bentuk bangunan berbentuk podium dengan fungsi pusat perbelanjaan dan 1 tower dengan fungsi kantor sewa dan 2 tower dengan fungsi hunian vertical. Yang mendukung rencana pemkot bandung berdasarkan Rencana Pembangunan Jangka Menengah Daerah (RPJMD) Kota Bandung Tahun 2014-2018, pusat pemerintahan Kota Bandung akan dipindahkan ke Kawasan Gedebage. Pemindahan tersebut bertujuan untuk mengurangi tingkat kemacetan yang terjadi di Bandung Tengah dan mendistribusikan aktivitas dan pergerakan menuju Bandung Timur. Rencana pemindahan tersebut nantinya akan diiringi dengan rencana pembangunan stasiun kereta cepat Jakarta - Bandung dan juga pembangunan jalan tol yang sedang dalam tahap perencanaan; Along with increasing population in urban areas, the needs of the population will also increase. One of them is the need for housing, workplaces and shopping places. The diversity of needs influences the space requirements for activities. Population traffic in the city and from the city center to supporting areas results in high density at certain times in the supporting area. This condition results in waste of energy, decreases the quality of mental and physical health of humans and air quality. So that the sustainability thinking of the city of Bandung is no longer only in the city center, but also in its supporting cities. So that to overcome these problems the combination of building functions or can be called a mixed use building is one solution to overcome these problems by combining office, shopping and residential functions to reduce the movement of people from their homes to work or shopping. The Mixed-use building design uses a podium-shaped building with the functions of a shopping center and 1 tower with the function of a rental office and 2 towers with vertical occupancy functions. Which supports the Bandung city government plan based on the Bandung Mid-Term Development Plan (RPJMD) for 2014-2018, the Bandung city government center will be moved to the Gedebage Region. The transfer aims to reduce the level of congestion that occurs in Central Bandung and distribute activities and movements towards East Bandung. The planned relocation will be accompanied by plans for the construction of the Jakarta-Bandung high-speed train station and also the construction of toll roads that are in the planning stage
