Many companies have been delisted by the Indonesia Stock Exchange organization due to financial failure. In fact, large companies that have been existing for a ages still have the potential to go bankrupt. This study aims to compare the Springate with the Zmijewski in predicting financial distress conditions and to find out which bankruptcy prediction model is most suitabel for companies in sector property and real estate secto. The level of accuracy of the two models can be compared through calculation results of the two models with the real conditions of a company. Using companies in sector property and real estate sector that are listed on the Indonesia Stock Exchange organization for the 2018-2020 period as a population data in this research and sampling method using purposive sampling technique with a total of 31 companies that fit into the criteria. This research uses logistic regression test method and accuracy test to determine the accuracy and feasibility of the bankruptcy prediction model. Based on the research result, it shows that the bankruptcy prediction model that can be used in predicting model for predicting bankruptcy of companies in the property and real estate sector is the Springate model because the model has reasonable results based on logistic regression tests in predicting bankruptcy and has the best accuracy rate of 94%. On the other hand, the Zmijewski model has unfeasible results based on logistic regression tests in predicting bankruptcy and has a low level of accuracy.
