This study aims to determine the implementation of the murabahah contract on Islamic mortgage financing and to determine the suitability of the implementa-tion of the murabahah contract based on the DSN fatwa No: 04/DSN-MUI/IV/2000. The location of the research was carried out at Bank Syariah In-donesia KC Tangerang BSD Pahlawan Seribu. The research data were obtained through observation, interview, and documentation techniques. The method used in this research is a qualitative research with a case study approach. Sources of data used in the study in the form of primary data sources which include branch leaders, account officers, and customers related to financing at the bank con-cerned. The results of this study indicate that the implementation of murabahah contracts, especially in Islamic mortgage financing at Bank Syariah Indonesia KC Tangerang BSD Pahlawan Seribu uses murabahah bil wakalah contracts. In this case, the bank is not a supplier who can provide housing stock, but the bank is only a provider of financing for customers by representing the bank to deter-mine the house they want. In general, the implementation of the murabahah con-tract on Sharia mortgage financing at Bank Syariah Indonesia KC Tangerang BSD Pahlawan Seribu has complied with the provisions of the fatwa DSN No: 04/DSN-MUI/IV/2000 regarding murabahah. However, there are still some dis-crepancies in practice. In this case, the inclusion of the wakalah contract in the murabahah contract that is practiced still deviates from the provisions of the fatwa DSN.
